While unemployment is on the rise and the state’s re-opening plan is in flux condo prices in Boston did jump last month. According to the Greater Boston Association of Realtors, condo prices rose 7.9%, from $630,000 in April 2019 to $680,000 in April 2020. Boston Construction Restart: Finding projects within the new guidelines

Earlier in the week Mayor Walsh's office announced a phased restart of construction in the city. Per the guidelines work can begin again on May 18th for hospitals, schools, residential projects (1-3 units), road/utility work, and outdoor open-air work such as steel erection, roofing, and foundation. Later in the month, May 26th, all essential projects as defined by the state's order can restart. All projects must of course have safety protocols in place.

Never Miss a Lead!

There is so much data flowing through the BLDUP platform these days that its sometimes hard to see where to place your focus.  Now it's easier than ever to see when new leads are coming in.

 

A lot of the power of the platform is in Business Intelligence.  If you are not using it, I would start using it today!  Tons of opportunities to be found in there.   

 

A Business Intelligence feed is created based on any number of filters you want to leverage. 

Want to know how many projects are approved for the South end?  Run a Business Intelligence feed!

Want to know how many condos are under construction in East Boston?  Run a business Intelligence feed!

Want to know the LLC owners of all projects under construction in Boston?  Run a Business Intelligence feed!

 

A great feed to start with is the "Money Phase" (Projects Approved) feed;

 

Filter set up:

Projects Approved->In MA->

 

This will give you all the projects that BLDUP has on the platform that are currently approved but haven't gone to construction.   A gold mine of opportunities for GC's, Banks, Financial brokers, Commercial Brokers, Residential brokers, Developers and more.  If you are wondering how this helps any of those categories please feel free to reach out to us about it at info@bldup.com as we won't go into detail here.

More MAP Functionality!

We just added map Totals

We just added some more data points on the map.  We thought the map function came out great but were feeling like it needed something else.  So we added in some quick totals underneath a map.  (See below)

When you pull up the Seaport in Boston you can now quickly see how much sq. ft of construction is happening, the cost per square foot of construction pricing, and the total amount of apartments and condos.  Fast stats that are quickly accessible through any Business Intelligence feed.

 

This is great if you want to quickly see what's happening in an area of the city.  Developers, Brokers, investors, and more are going to love this add on.

MAPS ARE HERE!

The features for In the Know are coming fast and furious!  Another major feature was just launched this morning.  MAPS!

Now you can visually see the projects on a map.  No more just looking at words and numbers!  Maps have been incorporated with Business Intelligence.  Any BI filtering you do gets plotted on a map.

Looking at what's under construction in Dorchester?  Now you can see it on a map.

Want to know the Cost per square of construction of projects around your project?  Now you can see it on a map.

Want to see where all the office space in Boston is currently under construction?  Now you can see it on a map.

The opportunities are endless!

How to get started?

1.)  Go to your dashboard

2.)  Click on Business Intelligence on the left hand side of the screen

3.)  Choose a name for your module

4.)  Click start building my segment

5.)  Click Open filters

6.)  Click on Filter by to start choosing your filters.  You can add multiple filters on top of each other.

7.)  Once you've completed your filter set the map will update.

We've added graphs to the dashboard!

We've been getting feedback from our users saying they wanted more visuals, so we added more visuals!

When you log into your dashboard now you will see a graph of construction starts, under construction and finished construction.

You will also see the % breakout of the type of construction happening, the projects behind those categories and you can view this down to the neighborhood in Boston.

Want to know how much is under construction in Southie?  That's easy.

Maybe you want to see whats under approvals in East Boston, no problem.  The combinations are endless.

Just pick a geography and pick a status and that's it.  No need to press any more buttons!

Export mortgage info

Every Friday our goal is to promote the new features being added to our data analytics product "In The Know".  This Friday we want to highlight our mortgage section of the Business Intelligence feed.

 

At the request of one of our users, she asked if we could create an export on our mortgage business intelligence.  So we did!

Why is this useful?  You can see the bank who is handling the transaction, the address and the amount.  This is helpful to identify opportunities for refinancing and to get a general overview of mortgage activity on certain streets in cities and towns.

Notifications are finally here!

Every Friday our goal is to promote the new features being added to our data analytics product "In The Know".  This Friday we have finally added notifications!!!!  YEAH!!!!  You asked for this, and we answered!

 

Ok, so you might be asking, What the heck are notifications?

 

Anytime a project you're following changes status, you will get an email notification alerting you to the email your account is set up with.  This will also work for any Business Intelligence that you set up.  All you have to do is enable notifications.  As a default they are all turned on so you shouldn't have to do anything today.  It should just happen.

Why are notifications good?

1.)  So you don't have to keep going into your dashboard to see the updates.  They come to you in your inbox!

2.)  You get the notification as soon as it happens on BLDUP.  Timing is of the essence!

Customize your exports

Every Friday our goal is to promote the new features being added to our data analytics product "In The Know".  This Friday we want to show how you can custom export projects.

 

You might have noticed a little button appear above your spreadsheet view in business intelligence.

When clicking on this you will get an option "export selected".  This will enable you to pick and choose which projects you want to export.  

 

Why is this helpful?

Sometimes when you pull up a list of projects based on a filter you want to customize the list because you only care about a few of those projects.  This will give you more control over your exports.

Is it apartments or condos?

Every Friday our goal is to promote the new features being added to our data analytics product In The Know.   This week we launched the apartment and condo data on BLDUP.  Who is this data good for?

-Banks/Financial Institutions

-Mortgage Brokers

Banks, Financial institutions and Mortgage Brokers who are looking to work with multi family condo buildings will often reach out to developers to try and become the "official" broker/bank of the building.  This strategy offers the developer piece of mind that they are working with a reputable financial institution that can help condo buyers get the financing they need to sell their condos.  From talking to many of these institutions, this nets them on average, 25% of the deals in the building.  On a 100 unit project in Boston thats 25 units.  At an average of $1,000,000 a unit with an LTV of 80%, you're looking at $20,000,000 in loans.  So imagine you could pull up a list of condo projects that have just been approved with developer contact info to reach out to all the owners.  Now you can.  The data is in our Business Intelligence platform.  Take a look below on how to pull this info!

Residential Brokers-  If you are focusing on condo sales and want to do more multi-family business, this feature will definitely help.  Find all the condo projects to hunt down.  Go get that commission!
